A contractor diagnosing a failed mini-split in Washington County starts by ruling out the obvious: how old is the system, and was it installed correctly. 67 severe weather events were recorded in Washington County, Indiana between 2015 and 2024. At that rate, severe weather is a real but infrequent presence, not the steady mechanical load that wears refrigerant lines thin or pushes a compressor toward failure ahead of schedule. If the outdoor unit is failing, a contractor checks the coil, the capacitor, and the age of the refrigerant charge before attributing anything to storm exposure. Installation shortcuts and deferred maintenance explain most of what they find.

Unfinished basement with concrete block walls and a bare concrete floor, insulated metal ductwork running beneath exposed wood floor joists, a coiled flexible hose and two cardboard boxes on the floor.

Half the homes in Washington County, Indiana were built in 1982 or earlier (2020-2024 ACS 5-year). A mini-split sitting in a house that age has almost certainly outlasted whatever was originally installed, which means the refrigerant circuit, the control board, and the drain assembly a contractor opens are not the first generation of anything. What that contractor finds inside the unit determines the repair, and whether the manufacturer still makes that board or that valve determines how long the job takes to close. Housing this old has absorbed enough replacement cycles that the opened system is the only reliable guide to scope and parts lead time.

The Parts of a Mini-Split a Contractor Checks During Repair

Isometric illustration of a cutaway house showing two wall-mounted mini-split indoor units connected by line sets to an outdoor condenser on a pad outside.

The indoor air handler mounts high on an interior wall and is the piece most homeowners notice first. It pulls room air across a coil and a fan assembly, and when something inside it fails, the unit often blows warm air, leaks water down the wall, or stops responding to the remote. The outdoor compressor unit sits on a pad or bracket outside and is where refrigerant is pressurized and heat is exchanged with the outside air.

A refrigerant line set runs between the two units through a small hole in the wall, carrying refrigerant and condensate out. A contractor also checks the condensate drain line, which carries water away from the indoor unit, and the electrical connections at both ends, since a fault at any of those points can look like a failed component when the root cause is elsewhere.

The drawing shows the general layout of a mini-split system, and a licensed contractor determines what applies to the specific setup in your house.

Severe Weather Events in Washington County

Extreme weather puts real stress on heating and cooling equipment, and how much stress depends on where the equipment runs. A mini-split working through Washington County conditions is a different machine than one working through milder ones, and the repair picture reflects that.
